The story opens with Mallory Quinn finally getting her life back on track. She is eighteen months sober and living in a halfway house.
Her sponsor, Russell, helps her land an interview with the Maxwells in Spring Brook, New Jersey.
Caroline Maxwell, a psychiatrist, is sympathetic to Mallory’s past. Despite Ted Maxwell’s hesitation, Mallory is hired to care for their son, Teddy.
Mallory moves into the guest cottage behind the main house. The neighbor, Mitzi, tells her the place was once called the “Devil House.”
A woman named Annie Barrett supposedly vanished from there in 1948. At first, Teddy is a joy to be around. He likes to draw, but he is left-handed. Soon, he starts producing drawings with his right hand that are incredibly detailed.
The drawings show a woman being dragged, strangled, and buried. Teddy says his imaginary friend, Anya, tells him what to draw. Mallory starts hearing buzzing and scratching sounds in the cottage. She installs a hidden camera in Teddy’s room and captures him in a trance.

The realization hits Mallory: Teddy is actually a girl named Flora Baroth. Caroline and Ted kidnapped her years ago. They murdered her biological mother, Margit, and buried her in the woods. Margit’s spirit followed them, using Teddy’s hand to draw the truth.
Caroline catches Mallory packing to leave. She confesses everything and injects Mallory with what she thinks is a lethal dose of heroin. But Ted, who has fallen for Mallory, swapped the drugs for baby powder.
Caroline kills Ted for his betrayal. Mallory escapes, grabs Flora, and runs into the forest.
Caroline chases them with a gun. As Caroline is about to shoot, Flora is possessed by Margit’s spirit. She stabs Caroline with a crossbow bolt. Mallory takes the blame to protect Flora.
One year later, Flora is back with her biological father, and Mallory is sober and writing the story down.
