Warning: Full spoilers ahead.
The novel begins with the history of the Vogel mansion. Wilhelm Vogel built it in the late nineteenth century for Ada Müller. Ada died soon after, and locals nicknamed her “The Mother.”
The house sat empty for decades. Then Ethan Matthews and his first wife, Kim, purchased it in 2010.
Kim spent nine years restoring the home. She replaced the back wall with three stories of glass. The house became a spectacle, visible from the highway below.
But Kim’s life inside was falling apart. Ethan used her drinking against her, staging blackouts and accusing her of violent episodes he invented.
Kim woke in a hospital after an overdose of tramadol—pills prescribed for their dog. Ethan claimed she had sent private photos of her best friend, Gemma Barker, to their contacts. Kim lost her veterinary license, her reputation, and custody of Sophie. Ethan kept the mansion.
He then married Dani, a twenty-seven-year-old baking influencer. They have a baby daughter, Charlotte. Four months before the party, Dani allegedly took Charlotte to the glass balcony and dangled her over the edge.
Ethan and his partner, psychiatrist Curtis Barker, diagnosed postpartum psychosis.
Dani has no clear memory of that night. She is watched constantly by an Irish nanny named Órlaith. Strange things happen around the house—items move, lights flicker, and a note arrives reading, “You don’t deserve your perfect life, you crazy bitch.”
The Sweet Sixteen party becomes the center of the novel. Kim attends, tense and sober. Gemma rejects her on the balcony. Ethan’s assistant Gwyneth makes cruel remarks about Kim’s lost license. Dani finds “CRAZY BITCH” scrawled on a bathroom mirror in lipstick.
Sixteen-year-old Mikayla, Sophie’s best friend, watches from the harbor. She is obsessed with Ethan. It is revealed that Mikayla has been entering the house with a spare key.
She stole Dani’s lotion, wrote the notes, and left the mirror message. At the party, she corners Ethan near the carriage house. He rejects her coldly.
Dani retreats to the master bedroom to pump breast milk. She opens Ethan’s briefcase and finds syringes and vials of midazolam. The drug induces rapid amnesia.
Dani realizes the truth. She did not try to harm Charlotte. She caught Ethan on the balcony with Mikayla. When she tried to leave, Ethan injected her.
Kim reaches the same understanding during the party. “It was Ethan. It’s always been Ethan,” she says. Ethan had used the same method on her years before, drugging her to seize control of their assets and their daughter.
Órlaith’s presence is not coincidence. Her daughter Katie was Ethan’s first fiancée. Katie died at nineteen, supposedly by suicide. Decades later, Órlaith found a hidden letter.

Katie described losing her memory and feeling insane. Órlaith came to Texas under a false identity to protect Dani and Charlotte.
At the climax, Dani confronts Ethan on the balcony. He tries to gaslight her one last time. She says, “Everyone is going to know what a fucking monster you are.” Ethan calculates that the witnesses will believe she jumped. He tightens his grip.
Órlaith steps onto the balcony and slams into Ethan. Earlier, a bird cracked the glass railing.
The impact shatters it. Ethan falls to the patio below, dying in front of Kim. Police rule it a freak accident.
One year later, Kim celebrates sobriety and runs an equine therapy ranch.
Sophie and Mikayla work there.
Dani has opened a bakery and lives with Charlotte. Órlaith remains their nanny. The women have built a quiet life away from the glass house.
