Hart’s Landing Summary: A Second-Chance Small-Town Romance

TL;DR: The Quick Book Summary

A small Michigan town, a bridge where people toss stones inscribed with a name, and a ten-year-old explosion nobody fully understands — that is the world Melanie Harlow builds in Hart’s Landing.

At its center is Mila Ferguson, a botanical illustrator who left Hart’s Landing at eighteen and swore she would never come back.

She returns at twenty-eight only to care for her mother after hip surgery, expecting six uncomfortable weeks and a quick exit.

What she finds instead is Everett McKean, her teenage crush, now the town’s youngest mayor and a fourth-generation cherry farmer.

Their reunion forces both of them toward questions the town has been asking for a decade about the night the Tart and Soul bakery burned.

  • The setup: Mila Ferguson returns to Hart’s Landing, Michigan, to help her recovering mother and immediately collides with Everett McKean, the childhood crush she never got over.
  • The town: A gossip-driven community where an online message board called The Landing Pad tracks every dinner date and every rumor.
  • The mystery: A ten-year-old gas explosion at the Tart and Soul bakery that killed no one but changed everything — and left Mila branded as the town’s suspected arsonist.
  • The second thread: Everett, as mayor, must solve a $3–5 million soil contamination problem at the old Hart Iron Works site before a promised community center can open.
  • The core: Guilt, secrecy, family boundaries, and reconnection, told in alternating first-person chapters with a ghostly narrator bookending the story.

Hart’s Landing Summary

Spoilers ahead. The following section describes the plot, the reveals, and the ending of the novel.

The book opens on August 10, 2015, in the voice of Lydia “Ladybug,” a teenage girl who has just died of leukemia. From a vantage point outside her body, she watches her four best friends — Mila Ferguson, Gabi McKean, Yasmine Khoury, and Rachel Hart — gather at the old foundry site.

The girls make a pact to live that night as if there were no tomorrow. As part of a dare, Mila is assigned to make a move on Everett McKean, her childhood crush and Gabi’s older brother.

That afternoon, Mila walks to the town’s “wishing bridge” and throws a stone inscribed with Everett’s name into the White Pine River. Later, at the Tart and Soul bakery where Everett works delivery shifts, she burns her college acceptance letter in a sink to keep her mother from discovering she has chosen art school over dance.

When Everett arrives, Mila kisses him. Seconds later, a gas explosion destroys the building.

In the aftermath, Everett’s father dies of a heart attack, and the McKean family sells the bakery. Believing she caused the blast and broke up her friend group, Mila leaves Hart’s Landing, cuts off contact with everyone, changes her phone number, and cuts her hair.

Ten years later, Mila is twenty-eight, a freelance botanical illustrator and adjunct instructor in Brooklyn. Her mother, Eliza, calls to demand she return home for six weeks during her double hip replacement recovery.

Shortly after arriving, Mila learns from her neighbor Vera Pratt that the Hart’s Landing Gazette has published a ten-year anniversary retrospective on the fire, putting her back in the spotlight as the town’s rumored arsonist.

That same evening, Mila accidentally parks her mother’s car in the mayor’s reserved space. The mayor is Everett McKean, now thirty, who dropped out of college to run the family’s cherry farm and was elected the previous November.

Everett takes Mila to The Axe & Barrel and tells her he never blamed her for the fire. Despite her post-divorce rule against dating, the attraction between them is immediate, and The Landing Pad message board soon fills with sightings of the two of them around town.

Meanwhile, Everett faces a civic crisis. Tad and Tiffany Hart intend to donate the historic red-brick office building at the old Hart Iron Works foundry site for a town community center.

Soil testing reveals heavy contamination — chromium, lead, and arsenic — across the property. Excavation and disposal would cost between three and five million dollars, a sum neither the town nor the litigation-wary Hart family will cover.

Drawing on research from a past illustration project, Mila proposes phytoremediation: planting deep-rooting sunflowers and native buffer plants to draw heavy metals out of the soil so the building can open safely.

She illustrates the concept as “The Hart Family Healing Gardens.” At the same time, Daniel Bartok of the Diner Detectives true-crime club reopens the investigation into the 2015 fire and announces new evidence on The Landing Pad.

Daniel interviews Stevie MacDougal, now twenty-two, who was twelve on the night of the fire and admits he retrieved an item from the alley. In Melanie Harlow’s novel, the renewed attention pushes the truth closer to the surface.

Gabi McKean returns to town and breaks down in front of Everett. She confesses that ten years earlier, as part of her own pact dare, she snuck into the alley behind Tart and Soul to drain a bottle of strawberry wine and knocked over an unsecured propane appliance, which leaked gas that later ignited.

Gabi begs Everett for time to tell Mila herself, and he agrees. When Mila learns that Everett knew the truth before Gabi confessed, she is devastated that he broke his promise of complete honesty and prepares to leave town.

Mila reaches a turning point. With the support of her therapy, she confronts her mother, Eliza, and refuses to accept further guilt-tripping or conditional love.

Everett waits outside in his truck all night to ask for her forgiveness, and Mila forgives him, recognizing that both of them have moved past their old wounds.

At a public town hall meeting organized by the Diner Detectives, Gabi takes the stage and confesses her role in the fire. Everett, Ripley Wilder, Yasmine Khoury, and Mila step onto the stage beside her, declaring shared responsibility.

Tad and Tiffany Hart approve the phytoremediation plan. The Hart’s Landing Community Center moves forward, and Mila is appointed its Art Director.

Mila moves back to Hart’s Landing to live with Everett at the McKean family farm. In an epilogue set one year later, and watched over by Lydia’s spirit, Everett leads Mila to the center of the wishing bridge at sunset.

He kneels and proposes with a custom filigree diamond ring. Mila accepts.
